Project Manager — Modular Home Construction
Position Summary
The Project Manager is responsible for overseeing residential modular home projects from contract execution through final delivery and homeowner handoff. This role coordinates factory production, site development, transportation, and on-site construction activities to ensure projects are completed safely, on schedule, within budget, and to the highest quality standards.
The ideal candidate understands both traditional residential construction and the unique logistics involved in modular manufacturing and installation.
Key Responsibilities
Project Planning & Execution
- Manage multiple modular home projects simultaneously from pre-construction through completion.
- Develop project schedules coordinating factory build timelines with site readiness.
- Review construction documents, specifications, and contracts.
- Ensure permitting, inspections, and regulatory requirements are met.
Factory & Field Coordination
- Serve as the primary liaison between the modular manufacturing facility, subcontractors, suppliers, and internal teams.
- Coordinate foundation construction, utility installation, module delivery, set day logistics, and site completion.
- Monitor production progress and resolve scheduling or quality issues.
Budget & Cost Management
- Develop and manage project budgets.
- Review subcontractor bids and manage purchase orders.
- Track costs, approve invoices, and manage change orders.
- Identify cost risks and implement corrective actions.
Client & Stakeholder Communication
- Act as the primary point of contact for homeowners throughout construction.
- Provide regular status updates and manage client expectations.
- Coordinate selections, upgrades, and design adjustments.
Quality & Safety Oversight
- Conduct site visits to ensure workmanship meets company standards.
- Ensure compliance with building codes, safety requirements, and company policies.
- Manage punch lists and oversee project closeout.
Qualifications
- 5+ years of project management experience in residential construction, modular construction, or related building industry.
- Strong understanding of residential construction methods, scheduling, and subcontractor management.
- Experience coordinating multiple stakeholders across manufacturing and field operations preferred.
- Proficiency with project management software and scheduling tools.
- Ability to read and interpret construction drawings and specifications.
- Excellent organizational, communication, and problem-solving skills.
- Valid driver's license and ability to travel to job sites.
Preferred Experience
- Modular or prefabricated construction experience.
- Single-family or multi-family residential project management.
- Knowledge of zoning, permitting, and inspection processes.
- Experience working directly with homeowners or custom home clients.
